BUYING A HOME
Your first home. Or your next chapter.
Buying your first home, moving up, downsizing, or relocating? We’ll work through the budget, the paperwork, and the choices together—wherever you are in your homebuying journey.
NOVI ROOTS. PERSONAL HELP ACROSS THREE STATES.
Lincoln Capital Funding helps first-time and repeat homebuyers throughout Michigan, Florida, and Texas compare mortgage options across lending partners. Based in Novi, Marc Jappaya works directly with you from your first questions through closing, by phone and online.
How much money do I need to buy a home?
Your down payment is only one part of the budget. Closing costs, prepaid taxes and insurance, moving costs, and money you want left in savings matter too. The amount depends on your loan and property. We’ll put those pieces together before you decide what feels comfortable.
Do I need a 20% down payment?
No. Eligible buyers may have options with no money down, including VA and USDA loans, or down payments as low as 3% with certain conventional loans and 3.5% with FHA loans. Each program has its own eligibility requirements. No down payment does not necessarily mean no cash needed at closing. We’ll help you compare the upfront costs and monthly payment to find a comfortable fit.
Should I get preapproved before looking at homes?
An early mortgage conversation can help you shop with a clearer budget and understand what documents you need. A preapproval is conditional, not a guarantee of financing. Final approval depends on underwriting, the property, and satisfying the lender’s requirements.
Which mortgage should I choose: conventional, FHA, VA, or USDA?
There isn’t one best loan for everyone. Credit, income, savings, property location, and eligibility all affect the choices. Marc helps you compare the options available through lending partners and explains the payment and costs in plain language.
Can you help me buy another home while I’m selling my current one?
Yes. We’ll talk through your current mortgage, the funds you plan to use, and the timing of both transactions. Marc can help you understand how selling first or buying first may affect your financing options and coordinate with your real estate agent as you make a plan. Eligibility depends on your financial situation and the lender’s requirements.
Can we talk if I’m months away from buying?
Absolutely. You can start with questions, even if you haven’t chosen a price range or started saving for a down payment. We can talk through what to prepare and what might come next. There’s no pressure to apply before you’re ready.
I found a home this weekend. Can I reach out?
Yes. Marc is available seven days a week. Call or book a conversation and explain your timing. We’ll discuss the next steps and what information is needed; response times and approval timing depend on the situation.
Can I work with you remotely in Michigan, Florida, or Texas?
Yes. You can compare mortgage options, ask questions, and complete the application online while working directly with Marc. We’ll coordinate the documents and next steps with your real estate agent and closing team. You do not need to be near Novi to get personal help.
How should I compare mortgage offers?
Compare offers for the same loan amount, loan type, term, and rate-lock period. Look at the interest rate alongside points, lender fees, mortgage insurance, cash needed at closing, and the monthly payment. Marc can walk through the Loan Estimates with you so you understand what is driving any differences.
“Marc made the entire mortgage process so easy and stress-free, and we truly couldn’t have asked for a better person to work with.”
A clearer path after a difficult start
In his Google review, Derrick Little describes switching from his bank to Marc after a frustrating financing experience. He highlights straightforward explanations, responsive communication, and help navigating seller-side delays through the purchase. This is a summary of Derrick’s own account, not a promise about another borrower’s outcome.
A CONVERSATION IS A GOOD START
Let’s talk through it.
Bring your questions, a rough purchase timeline, and any monthly payment you have in mind. If you already own a home, we’ll also discuss whether you plan to sell it or keep it. You don’t need every detail figured out before we talk.
Book a conversationPlease leave your phone number in the booking notes so Marc can call you. Available seven days a week.
